A cosmetic multi-room refresh can finish in 3–6 weeks. A full interior renovation typically runs 3–6 months. Room additions and structural projects generally take 6–12 months from first design meeting to final inspection, because plan check and permitting alone often consume two to four months before construction starts. We give you a phased schedule up front.
Additions and structural changes require permitted, engineered plans reviewed by your city’s building department. Cosmetic work like flooring and paint generally doesn’t. As a design-build firm, we handle drawings, structural engineering, and plan check submission in-house, so you don’t need to hire and coordinate a separate architect.
For single-room or phased projects, usually yes – we seal off work zones, contain dust, and sequence around your daily life. For full gut renovations or large additions affecting plumbing, power, or the roof, most families relocate temporarily. We’ll tell you honestly which category your project falls into during the consultation, not after demolition.
Under Proposition 13, new construction is assessed on the value it adds, and that amount is added to your existing base year value – your whole property isn’t reassessed at current market value. Routine repairs and cosmetic updates generally aren’t reassessed at all. Confirm specifics with the Orange County Assessor, since your situation may vary.
Kitchens, bathrooms, and added square footage consistently lead, and in Orange County’s market, opening a closed floor plan and adding a primary suite or ADU tend to perform especially well.
